Building adds value only when the finished property is worth more than everything it cost to produce. This totals the land, hard and soft costs and compares them with the expected completed value.

Also called: Development profit calculator, Cost to value calculator.

## Inputs
- Land cost (default 150000)
- Built area (unit sq ft or m²; default 2000)
- Construction cost per unit area (default 180)
- Soft costs (design, permits, fees) (unit % of construction; default 12; optional)
- Contingency (unit % of construction; default 8; optional)
- Finance costs (interest and fees) (default 25000; optional)
- Expected completed value (default 750000)
- Construction loan (default 450000; optional)
- Currency

## Results
- Value created (value − total cost)
- Total development cost
- Construction (hard) cost
- Profit on cost
- Margin on value
- Value-to-cost ratio
- All-in cost per unit area
- Loan-to-cost (LTC)
- Loan-to-value (on completed value)

## Formula

```
Hard cost = Area × Cost per area;  Total cost = Land + Hard + Hard × (Soft% + Contingency%) + Finance;  Value created = Completed value − Total cost;  Profit on cost = Value created ÷ Total cost;  LTC = Loan ÷ Total cost;  LTV = Loan ÷ Completed value
```

Where:
- Soft costs: design, engineering, permits and professional fees
- Completed value: what the finished property is expected to be worth

## Worked example
1. Hard cost = 2,000 × 180 = $360,000; soft 12% = $43,200; contingency 8% = $28,800.
2. Total = 150,000 + 360,000 + 43,200 + 28,800 + 25,000 = $607,000.
3. Value created = 750,000 − 607,000 = $143,000; profit on cost = 23.56%.
4. LTC = 450,000 ÷ 607,000 = 74.14%; LTV = 450,000 ÷ 750,000 = 60%.

**Result:** Building for $607,000 to create a $750,000 property adds $143,000 of value, a 23.56% profit on cost.

## What the result means

A thin margin leaves little room for cost overruns, delays or a softer market at completion. Test a lower completed value and a higher build cost before committing.

## Assumptions and limits
- Soft costs and contingency are percentages of the construction cost.
- Selling costs and tax are not deducted; add them to finance costs if you plan to sell.
- A single-point estimate: it does not model the timing of costs or the build schedule.
- The completed value is your input, not a valuation.

## Questions

### What is the difference between loan-to-cost and loan-to-value?

LTC divides the loan by what the project costs; LTV divides it by what the finished property is worth. Construction lenders often cap both.

### Should land be valued at what I paid or what it is worth now?

To judge whether building is the best use of the land, use its current market value; to see your own profit, use what you paid.
