Method

Price per sq ft = Price ÷ Area in sq ft; Price per m² = Price ÷ Area in m²; 1 sq ft = 0.09290304 m²

Price
the sale or asking price
Area
the floor area measured the same way for every property you compare

Worked example

  1. Price per sq ft = 450,000 ÷ 1,800 = $250.
  2. Area in m² = 1,800 × 0.09290304 = 167.23 m².
  3. Price per m² = 450,000 ÷ 167.2255 = $2,690.98.

A $450,000 home of 1,800 sq ft costs $250 per square foot, or $2,690.98 per square metre.

What the result means

Compare the figure with recent sales of similar homes in the same area. A price well above the local norm needs a reason, such as a better location, condition or outdoor space; well below can signal a bargain or a problem.

Assumptions and limits

  • The area is the same type of measurement (for example interior living area) for every property you compare.
  • Price per square foot ignores land, location, condition and layout, so it is a screening tool rather than a valuation.
  • Agents and countries measure area differently (carpet, built-up, gross internal), which can shift the figure by 10–30%.

Questions

Which area should I use?

Use the same measure for every property: usually the finished interior living area. Mixing carpet area with super built-up area makes the comparison meaningless.

Why do smaller homes cost more per square foot?

Kitchens, bathrooms and the land under the home cost roughly the same whatever the size, so those fixed costs are spread over fewer square feet.
