Method
Full month = Rent; Partial month = Days occupied × Daily rate, where Daily rate = Rent ÷ Days in that month, Rent × 12 ÷ 365, or Rent ÷ 30
- Days occupied
- calendar days from the first to the last day, both included
- Daily rate
- set by the method your lease uses
Worked example
- 15 to 30 November inclusive is 16 days; November has 30 days.
- Daily rate = 1,500 ÷ 30 = 50.
- Prorated rent = 16 × 50 = 800.
Moving in on 15 November at 1,500 a month, the tenant owes 800 for November.
What the result means
The three methods give slightly different answers in months that are not 30 days long. Follow the lease; if it is silent, actual days in the month is the most common practice.
Assumptions and limits
- Both the first and last days are charged.
- Any month that is fully occupied is charged the full rent.
- Local law may set how rent is prorated or refunded; check it where you rent.
Questions
Why does February give a different daily rate?
With the actual-days method the monthly rent is spread over fewer days, so each day costs more. The 365-day and 30-day methods use the same daily rate all year.
Can I prorate across several months?
Yes. Enter any start and end dates; full months are charged in full and only the partial months are prorated.
